Social and mid-market housing in the Netherlands

Understand sociale huur and middenhuur, compare income with a 2026 housing-association reference, and prepare application documents.

Registration does not mean immediate allocation

Waiting time varies with location, property type, ranking and supply. Registration age is different from active search time. Some listings use lotteries, points or priority arrangements; check local rules and recent allocation reports.

Check eligibility and fees before registering. You may need to respond to listings and renew registration.

Social, mid-market and private-sector rentals

  • Social housing: the relevant 2026 new-contract rent boundary is €932.93 a month. Housing associations apply income and other conditions; not all social rentals are association-owned.
  • Mid-market housing: the relevant 2026 upper boundary is €1,228.07 a month. Classification also depends on WWS points, contract date and applicable exceptions, not simply the advertised rent.
  • Private sector: this does not mean an absence of rules. Annual increases may still be legally limited. Income alone does not decide which sector you can rent in.

Figures refer to basic rent, excluding service charges. Check Huurcommissie guidance for existing contracts and exceptions. Mid-market income and housing-permit requirements vary by location and listing.

This is not take-home pay. Do not replace formal income verification by simply multiplying current monthly pay by 12. Confirm which members, income year and evidence apply.
